3Y Score™.
A composite score that blends the property's cashflow strength with the tract's location strength into a single headline number. As the in-app card explains: "3Y Score™ blends location and cashflow into one headline score. Location is weighted 65% and cashflow 35% because location is king and shapes long-term outcomes."
The two components
The 3Y Score is not a black box. It is a weighted blend of two underlying scores that each show up on the report alongside it:
Cashflow score — how well the deal performs against your stated goal at the 3Y Estimate. As the report's tooltip notes: "Cashflow strength using the 3Y Estimate™ — the price your goal can support, not the seller's asking price." The cashflow score combines five inputs internally:
- Cap-rate delta — the property's operating cap rate minus the local market cap rate (see Operating cap rate)
- Cash-on-cash return — measured against typical residential targets (0–10%)
- DSCR — measured against the 0.7–1.4 band lenders care about
- Cash velocity — monthly net cashflow per unit, against the $0–$150 band
- 1% rule — included with low weight as a screening signal
Location score — geographic and demographic strength of the tract the property sits in, independent of the property itself (see Location score).
The default weighting
The 3Y Score uses a 65 / 35 default split: 65% location, 35% cashflow. This isn't arbitrary — location compounds over the life of the hold. A great property in a weak tract loses ground as rents soften and exits become harder. A weak property in a strong tract usually finds its way to higher rents and stronger appreciation, even if it grinds in the short term.
Adjusting the weighting
The 65/35 default reflects 3Y's long-horizon stance, but the slider is exposed because strategies legitimately differ. A buy-and-hold investor focused on appreciation can leave the weighting at default. A yield-focused investor seeking immediate cash flow can tip it toward cashflow. The blend reflects your strategy; the underlying scores don't change when you move the slider.
