Before you start
Have the basic deal information ready: property address, number of units, asking price, and expected rent. You can start with the numbers you know and refine the assumptions later.
Start the analysis
Open New analysis, enter the property details, and choose the investor goal you want 3Y to solve against. The current goal choices are cash-on-cash return, DSCR, and cash velocity.
Review the result
3Y returns a 3Y Estimate and a full report. The estimate is the price your selected goal can support under the assumptions in the analysis.
Refine the assumptions
You can refine the assumptions and submit another analysis as you learn more about the property. Each submitted analysis counts as a new analysis and reduces your available quota. Update the numbers when you get better information, such as an insurance quote, lending terms, landlord-paid utilities, repairs, reserves, or any other expense or income change that materially affects the deal.
