3Y is personalized real estate analysis for rental investors. Many tools start with the asking price and show a yield, or try to estimate market value. 3Y puts your goal front and center and solves for the price your numbers can support through goal-convergent valuation.
Not directly. 3Y does not use property age, condition, year built, building size, lot size, finishes, or similar characteristics as separate automatic price-adjustment fields. Instead, those characteristics are reflected through the deal numbers they influence — especially achievable rent, repairs, make-ready, reserves, insurance, maintenance, and management. Number of units is a direct input because it changes rent and unit-level math.
A well-crafted goal is specific, measurable, and realistic for the deal. In 3Y, choose a target such as cash-on-cash return, DSCR, or cash velocity, then let 3Y solve for the price your numbers can support.

The 3Y Estimate is the goal-convergent price for a specific property and a specific goal — the price at which the deal still meets your target. Change the goal or assumptions and the estimate can move with them.
By default, 3Y models toward the conservative end — including real-world costs like closing costs, vacancy, repairs, reserves, insurance, management, and make-ready. You can adjust assumptions when you have a property-specific reason to.
3Y resolves local context to the property's census tract where possible. Its Hybrid Spatial Resolution Index helps turn overlapping geographic boundaries into fast, property-specific local context.

No. 3Y has a Free plan so you can try the product before upgrading. Paid plan purchases are non-refundable. You can cancel your plan from Settings → Billing to stop future renewals.
Billing is monthly or annually, whichever you pick at checkout. Annual saves up to about 20%. Payments run through Stripe, applicable tax is added at checkout, and you can cancel anytime; access continues through the paid period.
Yes. The Free plan gives you 5 analyses a month, no credit card required. Paid plans increase your monthly analysis volume — the difference is volume, not features.
Your analyses reset at the start of each monthly cycle. If you need more before then, move up a tier; higher-volume access applies right away when the plan change increases your limit.
The difference is how many analyses you can run each month. Every plan includes the full product — 3Y does not lock features behind paywalls. Start small and move up as your volume grows.
Choose based on volume. If you are casually looking, the Free plan may be enough with 5 analyses per month. If you are actively hunting for deals, move to a paid plan so you have more monthly analysis volume. You can upgrade when you need more room and manage plan changes from Settings → Billing.
Open Settings → Security to change your email or password. Some changes may require you to verify your identity first to protect your account.
Go to Settings → Billing and choose Manage plan. Upgrades apply immediately when they increase your monthly analysis volume. Downgrades, including canceling to the Free plan, take effect at the end of the current paid period.
Delete your account from Settings → Security. Deletion is permanent and cannot be restored by you or by 3Y, so export anything you want to keep first.
In Settings → Billing, open Manage billing to reach the billing portal with your invoice history.
