Where does 3Y's data come from?

3Y combines the property inputs you provide with local market and public data resolved to the tract level where possible. The analysis uses your property-specific assumptions, while public data provides local context rather than only a city-wide average.

What 3Y combines

3Y combines the information you enter with local market and public data. Your inputs make the analysis property-specific. Public and market data provide local context, resolved to the tract level where possible rather than relying only on broad city-wide averages.

User inputs still matter

Your inputs and assumptions are central to the analysis. Rent, expenses, financing, reserves, vacancy, repairs, insurance, taxes, management, and other assumptions can affect the 3Y Estimate.

Local context

3Y uses the property address to connect the analysis to relevant local context. Depending on the metric, the available geography may be tract, local area, county, regional, ZIP Code, or another data boundary.

Keep checking assumptions

Data can provide a useful starting point, but it does not replace property-specific diligence. When you have verified property information, update the assumptions.
