The 3Y Estimate is the price your selected investment goal can support under the assumptions in the analysis.
It is specific to the property, the goal you selected, and the assumptions used. If you change the goal, rent, expenses, financing, vacancy, repairs, reserves, or other assumptions, the estimate may change.
How to use it
Use the 3Y Estimate as a decision-support number. It helps you compare the asking price with the price your numbers can support.
What it is not
The 3Y Estimate is not an appraisal, not an opinion of market value under USPAP, and not a guarantee that a seller, lender, tax authority, or insurer will agree with the number.
