3Y provides personalized real estate analysis built around your selected goal. We’re not your financial advisor. Use our tools responsibly.

The Short Version

We offer analytics to help you think through real estate investments. It’s educational information—not financial, tax, legal, insurance, appraisal, lending, or real-estate advice. Markets change, data can be imperfect, and investing involves risk, including loss of capital. You’re responsible for your decisions and should consult qualified professionals.

What 3Y Is

  • 3Y Estimate™, our goal-convergent pricing output.
  • 3Y Location Score™, a separate location-level signal summarizing market support and location risk.
  • Deal metrics and multi-horizon projections based on the assumptions used in an analysis.
  • Location intelligence, neighborhood context where available, and market pulse signals.
  • Educational tools that help you understand how different assumptions may affect an investment.

We continuously improve the platform and may add, modify, limit, suspend, or retire features, score formulas, data sources, usage limits, service protections, and product offerings.

Important Disclaimers

The information provided by 3Y, including reports, the 3Y Estimate™, the 3Y Location Score™, deal metrics, projections, location intelligence, market signals, educational content, and related platform outputs, is for educational and informational purposes only. It does not constitute financial, tax, real estate, insurance, legal, investment, lending, appraisal, accounting, or underwriting advice, and 3Y is not your advisor, broker, agent, appraiser, lender, insurer, fiduciary, or representative.

Investing in real estate involves risk, including market risk, financing risk, property-condition risk, tenant and vacancy risk, regulatory risk, insurance and tax risk, liquidity risk, and the possible loss of capital. You are responsible for your own decisions and should conduct your own due diligence and consult qualified professionals before making investment, financing, insurance, tax, legal, or real estate decisions.

Data used by 3Y may come from public records, government sources, licensed providers, user inputs, and other third-party sources that 3Y believes to be reliable. However, data may be incomplete, outdated, inaccurate, unavailable, delayed, or subject to change. 3Y does not guarantee that any data, estimate, projection, score, report, or other output is current, accurate, complete, or suitable for your particular purpose. Past trends do not guarantee future results.

3Y Estimate™ and goal-convergent pricing. The 3Y Estimate™ is a goal-convergent pricing output based on the assumptions, data, and investor goal used in the analysis. When an asking price is provided, 3Y does not display the 3Y Estimate™ above that asking price. If modeled support exists above the asking price, 3Y may separately show goal-supported headroom as context; it is not a suggested offer or a statement that a seller will accept any price. The 3Y Estimate™ is not a market value opinion, broker price opinion, comparative market analysis, or appraisal. It is not an opinion of value developed by a licensed appraiser under the Uniform Standards of Professional Appraisal Practice and should not be relied upon for lending, tax, insurance, legal, accounting, estate, regulatory, or appraisal purposes.

Reports and platform outputs reflect the information available at the time of generation and the assumptions used in the analysis. Changing rents, expenses, interest rates, vacancy, taxes, insurance costs, property condition, local market data, financing terms, or user assumptions may materially change the results.

Your Inputs and Assumptions

3Y outputs depend heavily on the information and assumptions used in the analysis. You are responsible for the accuracy, completeness, and reasonableness of any property details, rents, expenses, asking price, financing terms, goals, target returns, vacancy assumptions, make-ready costs, and other information you enter or approve.

If your inputs are incomplete, inaccurate, outdated, unrealistic, or based on incorrect source information, the resulting 3Y Estimate™, 3Y Location Score™, deal metrics, projections, and reports may also be incomplete, inaccurate, or misleading.

Automated Analysis and AI-Assisted Outputs

3Y may use automated systems, statistical models, machine learning, AI-assisted tools, and other computational methods to generate, summarize, explain, or organize platform outputs. These tools help make complex real estate analysis easier to understand, but they may produce incomplete, outdated, or inaccurate results.

You should review all outputs carefully and use your own judgment. Automated or AI-assisted outputs are not a substitute for professional advice or your own due diligence.

Your Responsibilities

  • You’re at least 18 and legally able to agree to these terms.
  • You’ll keep your account secure and your information accurate.
  • You’ll comply with laws applicable to your use of the service.
  • You’ll use 3Y for lawful personal, business, or investment evaluation purposes, not for abuse, scraping, resale, or unauthorized competitive use.

Acceptable Use

Don’t break the law, abuse, disrupt, or game the service. Specifically, you agree not to:

  • Access or scrape data in bulk or for a competing product.
  • Reverse engineer or probe security.
  • Share accounts or misrepresent identity.
  • Upload unlawful, infringing, deceptive, or harmful content.
  • Use bots, scripts, automation, or repeated machine-driven actions to overload, bypass, or exploit the service.
  • Abuse or excessively consume third-party metered features such as address search, autocomplete, interactive maps, or similar services made available through the platform.
  • Use 3Y outputs to make unlawful, discriminatory, or prohibited housing, lending, insurance, or eligibility decisions.

Fair-Use & Anti-Abuse Enforcement

Each person may maintain only one free 3Y account. Creating or attempting to create multiple accounts to bypass usage limits or gain additional free credits is prohibited.

To uphold this rule, 3Y may maintain pseudonymous identifiers derived from limited account data, such as hashed email or phone, to detect repeat sign-ups. These identifiers don’t contain raw personal information and exist solely to enforce fair-use and prevent fraud.

We may also monitor the use of certain platform features, including third-party metered services, in order to detect abusive, excessive, automated, or destabilizing patterns of use.

We reserve the right to limit, throttle, suspend, restrict, or deny free credits, selected features, or account access if we detect abuse, automated sign-ups, excessive automated use, or any behavior that undermines the fairness, stability, sustainability, or shared service costs of the platform.

These protections may be applied at the account, feature, session, or request level, and may be used even before a platform-wide outage or provider quota issue occurs if reasonably necessary to protect the service or other users.

Ownership & License

  • You own the property inputs you provide and the specific analyses, reports, and exports tied to your account.
  • We own the 3Y platform, models, algorithms, interfaces, trademarks, design, methodology, documentation, and underlying technology.
  • You grant us a limited license to process your inputs and results to operate, secure, support, maintain, personalize, and improve the service.
  • Aggregated & anonymized data: You agree that 3Y may generate aggregated, anonymized, or statistical data from your activity—such as report counts, feature usage, and market-level analytics—that cannot reasonably be used to identify you. 3Y owns this aggregated data, and our right to retain, use, and disclose it for any lawful purpose survives deletion of your account or termination of this agreement.

Reports, Downloads, and Sharing

You may download, export, print, or share reports generated through your account for your own lawful use. If you share a report, you are responsible for who receives it and how it is used. Reports may include property details, financial assumptions, goals, or other information you entered or approved.

Do not remove, obscure, or misrepresent 3Y disclaimers, source notes, or limitations when sharing a report. You may not resell, repackage, or redistribute 3Y reports or platform outputs as a competing product or standalone data service without our written permission.

Plans, Billing & Cancellations

  • Free plan: 5 analyses per month, no credit card required unless our checkout or billing provider requires one for a specific flow.
  • Subscriptions: Monthly or annual, renewing on the same calendar day each cycle unless otherwise stated at checkout.
  • Payments: Processed by Stripe. Taxes may apply.
  • Cancellation: No long-term contracts unless expressly stated. Cancel anytime; access continues through the paid period. No refunds or credits for partial periods unless required by law or expressly stated by 3Y.
  • Changes: We may update pricing, packaging, limits, features, or plan names; we’ll give reasonable notice for material subscription changes where required.

Some platform features may rely on third-party metered services and may be subject to fair-use protections, temporary throttling, or other reasonable controls intended to preserve service quality and platform sustainability.

Communications

Service Communications Required

You agree that 3Y may send you service-related communications, including account verification, password resets, login and security alerts, billing notices, receipts, plan and usage notices, important product or policy updates, and other operational messages. These communications are necessary to provide and secure the service and are not promotional.

Product, Educational & Promotional Communications Optional

3Y may send product updates, educational content, research, feature announcements, surveys, offers, promotions, and other marketing communications. These may include information about 3Y products or services and, where appropriate, products or services offered by partners or affiliates that may be relevant to real estate investors, such as financing, insurance, property services, or related tools.

You may unsubscribe from promotional emails at any time using the unsubscribe link included in those messages. Opting out of promotional communications does not affect service communications.

Phone Numbers

If you provide a phone number, 3Y uses it for account security, authentication, fraud and abuse prevention, account recovery, and service-critical communications. 3Y does not use your phone number for promotional marketing calls or texts unless you separately provide any legally required consent.

Message and data rates may apply. Message frequency varies based on your account activity and security needs. Some security, verification, or account-recovery messages may be required to use certain features.

Third-Party Services, Links, and Offers

3Y may integrate with, link to, display, or make available third-party services, data, content, tools, quotes, offers, or websites. These may include payment processors, maps, data providers, analytics tools, mortgage or financing providers, insurance providers, property-service providers, affiliates, or other partners.

Third-party services are governed by their own terms, privacy policies, pricing, underwriting standards, eligibility rules, and business practices. 3Y is not responsible for third-party products, pricing, quotes, approvals, denials, underwriting decisions, claim decisions, availability, errors, omissions, or changes.

Some third-party links or offers may be sponsored, affiliate, or referral-based, and 3Y may receive compensation if you click, request information, obtain a quote, or purchase a third-party product or service. We do not guarantee that any third-party offer is the best available option for you.

No Lending, Insurance, or Underwriting Decisions

3Y does not make credit, lending, mortgage, insurance, underwriting, appraisal, eligibility, or approval decisions. Any financing, insurance, quote, or related offer made available through or near the platform is subject to the third party’s own review, pricing, underwriting, terms, conditions, and approval process.

Beta and Pre-Release Features

Some features may be experimental, in beta, in preview, or still being refined. Beta or pre-release features may be incomplete, inaccurate, interrupted, limited, or discontinued at any time. Feedback from users may be used to improve the platform.

Investment Guidance Note

We sometimes publish rules of thumb such as the “3Y Two-Gate rule” (e.g., Gate 1: 8–15% CoC; Gate 2: 1.25–1.30 DSCR). These are educational heuristics only. They are not recommendations and may not suit your market or situation.

Availability

We strive for steady uptime, but downtime happens—maintenance, provider outages, third-party issues, or the internet being the internet. We may also apply reasonable technical protections, fair-use controls, feature limits, or temporary throttling to protect service reliability or shared infrastructure. We’re not liable for losses due to outages, provider issues, or these reasonable protective measures.

Limitation of Liability

To the fullest extent allowed by law, 3Y and its suppliers won’t be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, or lost profits/revenue/data, even if advised of the possibility. Our total liability for any claim is limited to the amounts you paid to 3Y in the 12 months before the claim.

Termination

You can delete your account anytime. We may suspend or terminate your access if you violate these terms, misuse the service, risk harm to other users, impose unreasonable burden on the platform or third-party services, or create legal exposure.

Disputes

Before filing a claim, you agree to contact 3Y at legal@3ynow.com and give us a reasonable opportunity to resolve the issue informally.

Any dispute, claim, or controversy arising out of or relating to these terms or the service must be brought on an individual basis and not as a plaintiff or class member in any purported class, collective, consolidated, or representative proceeding, to the fullest extent permitted by law.

If we cannot resolve the dispute informally, you and 3Y agree to resolve any claim, dispute, or controversy through final and binding arbitration, rather than in state or federal court. By agreeing to these terms, you and 3Y both expressly waive the right to a trial by jury.

Governing Law

These terms are governed by the laws of the State of Georgia, without regard to conflict-of-laws rules. Subject to any enforceable dispute-resolution terms that may apply, venue and jurisdiction lie in the state or federal courts located in Fulton County, Georgia.

Changes to These Terms

We’ll notify you of material changes by email, in-app notice, or another reasonable method. Continued use after changes means you accept the updated terms.
