Neighborhood.

In 3Y reports, "neighborhood" refers to concentric 1-, 3-, and 5-mile rings drawn around a specific property. These rings are fixed — same distance regardless of city, density, or context — and used to show how population, household composition, income, and rental demand change with distance from the property.

The neighborhood analytics section of a report displays six metrics at each radius:

- Population - Households - Renter-age share (a leading signal for rental demand pool, ages 21–44) - College educated (associate degree or higher) - Renter-occupied share - Vacant ratio

Why fixed rings

Three things are easier to see at fixed radii: how dense the immediate area is, how that density changes as you walk out further, and how the demographic mix shifts from block to neighborhood to broader area. A property in a transitional area often shows very different demographics at 1 mile vs. 3 miles — useful context for understanding the deal.

Neighborhood vs. local area

Different concepts, both useful, served separately on 3Y reports:

  • Neighborhoodfixed 1/3/5-mile rings, used for the descriptive "what does the area look like at varying distances" view
  • Local areaadaptive radius sized to about 4 tracts and 15,000 people, used to compute benchmarks that are comparable across cities

The neighborhood view is descriptive. The local-area view is comparative.
