Location Scan.
Location Scan is the report section that surfaces nearby structures or observations that may affect property value, risk, use, or perception.
It is designed as a due-diligence prompt: a way to notice nearby conditions that may deserve closer investigation before the investor relies on the property’s modeled numbers.
What the scan can include
The current report may organize findings into categories such as:
- airports;
- rail tracks;
- colleges;
- correctional facilities;
- cemeteries; and
- environmental observations.
Each category shows the applicable search radius and up to several nearby results when data is available.
Baseline, expanded, and extended views
Location Scan may provide Baseline, Expanded, and Extended tabs. These are progressively broader search levels where the underlying data supports them. They do not represent good, bad, or severity ratings.
A result appearing in a broader view means it was found within that wider search area. None detected means no result was returned for that category and selected radius; it does not prove that no relevant condition exists.
Location Scan versus the 3Y Location Score™
The two sections answer different questions:

Location Scan is proximity-based context. The Location Score is a weighted location-level signal. Neither one determines whether the asking price works for the investor’s goal.
Important limitation
Location Scan relies on online research and available public or third-party data. It does not replace a property inspection, professional environmental assessment, survey, title review, zoning review, insurance review, or other property-specific due diligence.
